Mini Split Leaking Water Inside? Here's Why and How to Stop It

By the Mini Split Repair NJ team · Updated October 2026

Mini split indoor unit being serviced for a water leak

Finding water dripping down the wall from your mini split head is alarming, but the good news is that it's usually one of the simplest problems to fix. Here's what causes a ductless unit to leak water indoors and what it takes to stop it for good.

The #1 Cause: A Clogged Condensate Drain Line

As your mini split cools, it pulls moisture out of the air. That water collects in a drain pan and flows out through a thin condensate drain line. Over time, algae, mold, and dust build up inside that line and clog it. When the water can't drain, it backs up and overflows out of the indoor unit — right onto your wall and floor. This is by far the most common reason a mini split leaks water, and clearing the line solves it.

A Slipped or Cracked Drain Pan

If the drain pan under the coil shifts out of position or cracks, water misses the drain entirely. This usually happens after a bumped unit or a past repair that wasn't reseated correctly. The pan needs to be realigned or replaced.

A Frozen Coil That's Melting

If the indoor coil freezes (from low refrigerant or restricted airflow) and then thaws, the sudden volume of water can overwhelm the drain and leak. In this case the leak is a symptom — the real issue is whatever caused the coil to freeze.

Improper Installation

Condensate drains rely on gravity, so the line must slope downward the whole way. If a mini split was installed with a flat or uphill section in the drain line, water pools and eventually backs up. This is an installation defect that needs correcting.

Can You Fix It Yourself?

Rinsing the filters and keeping the area clear helps, but clearing a clogged condensate line properly — flushing it, treating it to kill the algae, and confirming it drains — is best left to a technician, especially since you want to be sure the pan and slope are correct too. A proper fix stops the leak from coming back.

Don't Ignore a Leaking Mini Split

Beyond the immediate water damage to your walls and floors, a chronically damp unit breeds mold inside — which then blows into your air. If your mini split is leaking, get it addressed promptly. It's usually a quick, affordable repair.
